Exciting Plans For Local Industrial Expansion – Tim Knowles, founder and managing director of FI Real Estate Management, spoke to the business news website Insider Media recently and expanded on two exciting developments that look set to transform Wrexham’s status as an industrial powerhouse even further.

A Premier Industrial Hub

Knowles pointed out how Wrexham is on track to become a premier industrial hub in North Wales and the UK, thanks to significant public and private investment. Leading this charge is FI Real Estate Management’s newly launched Wrexham 1M, a 1m sq ft logistics and manufacturing site set across 60 acres at Wrexham Industrial Estate. With its state-of-the-art facilities, sustainability focus, and strategic transport links, this ambitious development will help redefine the region’s industrial landscape.

Wrexham 1M will prioritise sustainability and operational efficiency. It has an Energy Performance Certificate A rating and an excellent Building Research Establishment Environmental Assessment Methodology certification. Wrexham’s proximity to the M53 and M56 motorways gives it excellent connections to key transport hubs, including Liverpool and Manchester airports, the Port of Liverpool, the Port of Holyhead, and Widnes Freight Terminal. This accessibility positions Wrexham 1M as a prime location for companies looking to optimise distribution across the UK and beyond.

Thriving Ecosystem

The impact on the local economy will be substantial. Wrexham Industrial Estate already holds the distinction of being the second-largest industrial estate in the UK (Trafford Park is the first). It is home to over 340 businesses, including major players like Kellogg’s and JCB, and employs over 10,000 people.

Wrexham 1M will further strengthen this thriving ecosystem by creating collaboration and upskilling opportunities for the local workforce. With 475,000 people living within a 30-minute drive of the estate, including 12,000 already employed in manufacturing and distribution, the development will provide further job creation and sustained economic benefits.

Since arriving in Wrexham in 2006, F1 has invested over £136m in the industrial estate, with its footprint now reaching 3.1m sq ft following the acquisition of the former Tetra Pak site. Wrexham 1M is part of a broader 10-year investment strategy projected to generate £1.2bn in economic value, supporting over 3,000 full-time roles and more than 1,000 construction jobs.

North Wales Wildlife Trust

In partnership with the North Wales Wildlife Trust, F1 will also allocate 75 acres of Wrexham Industrial Estate as enhanced ecological areas, providing new habitats for local wildlife.

The launch of Wrexham 1M coincides with another transformative initiative: the forthcoming £160m Advanced Manufacturing Investment Zone set for 2025. We will look more closely at the new zone in February’s issue.
